Tax Appeals Lake County (TALC) agrees to provide professional services to the Client (as authorized Owner) for the purpose of analyzing and potentially obtaining a reduction in the proposed assessment of the property listed below. The Client agrees to exclusively engage the services of TALC and authorize TALC to provide an analysis of real estate tax assessment, to research and collect evidence for the purpose of processing a property tax assessment appeal case, submit and execute signature authorizations, correspondence and submitting information to necessary parties. During this process, TALC may call on various outside parties (real estate professionals, appraisers, and/or attorneys) to complete the appeal process. By electing to use TALC services, the Client is aware that an attorney’s services may be retained by TALC to represent the Client during specific aspects of the appeal process. If TALC deems the service of an attorney necessary during the appeal process, TALC will retain an attorney to represent client at no additional cost. The Client authorizes TALC to file with the Property Tax Appeal Board (PTAB) after the Board of Review releases its final ruling if TALC deems it appropriate. The Client authorizes TALC to accept or decline any proposed reduction in assessed valuation received from the Township, Board of Review, and/or the Property Tax Appeal Board. The Client agrees to forward any required information requested by TALC in a timely manner, not doing so may result in the withdrawal of TALC services. TALC is not a law firm; we do not practice law or give legal advice.

For services provided, if TALC determines an appeal is warranted and pursues an appeal of the assessed valuation for the subject property listed below, it shall receive a 35% contingency fee of the 2025 tax year’s savings. Tax savings will be figured by taking the difference between the 2025 pre-appeal assessed value multiplied by the 2024 tax rate and the new 2025 assessed value multiplied by the 2024 tax rate. If any previous year’s assessment savings is achieved TALC will charge 35% using the same formula. No contingency fee will be charged by Tax Appeals Lake County unless a reduction in property assessment value is achieved. The Client agrees to pay TALC within 30 days of issuance of TALC’S invoice. Accounts not paid within 30 days from the date of the invoice will incur a 5.0% late fee on any unpaid balance per month. The Client agrees to pay reasonable attorney fees and court costs resulting from the collection of any balance due. TALC shall have no liability concerning the decision rendered by any government agency. The Client acknowledges that the government agencies may not reduce an assessment, or that a decision may be less than desirable. The Client understands that communication with TALC will be via the email the Client has provided. Sale of the subject property will not relieve you from the obligation to pay any fee due.

The Client continues to have the sole responsibility of paying the property’s real estate taxes. Tax Appeals Lake County is not responsible for the payment of any property’s real estate taxes.
